The Famagusta District occupies the eastern corner of Cyprus and spans both North and South. Also known as Ammochostos, it includes the deepest harbour on the island,  has some of the best voted beaches on the isle (around Protaras) and also includes the lively spot of Ayia Napa.

Whilst the city of the same name remains a symbol of the island’s 1974 division - especially the ghost resort of Varosha - south of the border there are some of the island’s liveliest and popular areas.

Ayia Napa is Cyprus’s most famous holiday resort. Famed for its beautiful beaches and robust nightclub scene, it is also the focus of some considerable investment to push it a little more upmarket (yes, we’ve heard the same in Magaluf!).

But the new €220 million Ayia Napa Marina project is a major infrastructure project that will put Ayia Napa on the map. The project offers luxurious residences and state-of-the-art yachting facilities, coupled with five-star hotel services. Two ‘twisty’ high-rise towers will provide luxury apartments. But prices in Ayia Napa are not all ski high - you can get an apartment from €70,000 or a villa for just over €300,000.

Nearby the buzzy resort of Protaras is home to some of the island’s best beaches and liveliest night life too. Fig Tree Bay offers fine golden sands, sun loungers with wifi and great watersports.  There are actually 14 Blue Flag beaches including the lively Nissi Beach and Macronissos (best for families). You can get a three-bedroom villa with a pool and sea views for around €495,000.

Many people who work in the tourist resorts of Ayia Napa and Protaras live in Paralimni, where prices are lower. Kapparis is a small but fast evolving village that is part of this area.

Following the invasion in 1974 Paralimni has expanded and is now the administrative centre of the district. The word Paralimni means `settlement by the lake`. A lot of the newer properties are built around the banks of the lake.  Homes cost from around €50,000 and you can get a two-bedroom villa for around €140,000.

Other popular areas are Sotira, the challengly named Xylophagou (with a  nice rugged coastline) and Liopetri (the harbour is great for fish restaurants).

If you always go the the popular Paphos, this area is worth checking out. A real mix of high end living, traditional villages and holiday resorts, it’s definitely hard to beat for beaches.
