While direct house exchanges of Spanish homes may not be commonplace, a sluggish market has seen British homeowners seek alternative - and innovative - methods to ensure they bag their dream home.
Five years ago, Valerie Haddon bought a pretty three-bed villa in the Almerian village of Enix for €170,000. It is now valued around €150,000, according to Ms Haddon, who has just reduced it to €125,000.
Enjoying panoramic views of the Sierra de Gato Mountains, the property is fully furnished and offers three levels. A contemporary kitchen offers an adjacent utility terrace, while the lounge benefits from satellite TV. The villa also includes rooftop solarium with full-size barbeque.
With mainly English neighbours, the villa forms part of a friendly local community. Enix itself offers authentic Spanish amenities, while the nearest large 'resort' - Roquetas de Mar - offers a large slice of holiday atmosphere.
Due to work commitments, the current owner is looking to move to a similar property on the Costa Blanca, but cannot sell her Almerian home via estate agents.
A house exchange would see the buyer pay the necessary transfer of legal and title fees. Stamp duty would be required, though there would be no agent fees.
