Full Description
In a small hamlet, tucked away from the main roads, but only about twenty minutes from the centre of Limoges, this lovely house, made of shimmering, carefully repointed stone, awaits its future owner. With its two floors plus a convertible attic, it requires complete renovation first but could be a wonderful first-time buyer’s house for a family or a delightful holiday home. To top it all off, it also boasts a water well, two practical outbuildings that you can convert to your liking, and a beautiful, flat plot of land divided into two sections, totalling approximately 6,000m² (1 ½ acre). Rather than building a new, characterless house in the middle of a residential estate, come and restore a beautiful building that represents our heritage and the history of our region! The HouseThe house boasts a magnificent façade of repointed local stone. A lounge/dining room extension, also made of stone, was built on the side and increases the living space on one level. On the other side of the building, an adjoining stone lean-to and a well provide storage and water for your future animals or vegetable garden. The house comprises a central entrance with front and back access. To its left, a hallway leads to a shower room with WC and a bedroom on the same floor. To the right of the entrance, there is a kitchen with a fireplace and, extending from it, the living room.
On the first floor, there is a central landing and three bedrooms. The largest of which, located to the left of the landing, has an ensuite bathroom with a toilet and a walk-in wardrobe. The other two bedrooms, located to the right of the landing, are adjoining each other. A closed staircase leads up to the convertible attic space above. The house is in need of complete renovation and has a septic tank, which, however, requires upgrading. The outbuildingsIn addition to the house, there are two open sheds, one of which is a timber-framed building with a clay tiled roof (ca. 44’2” x 41’). The other, opposite the house, on the other side of the hamlet road, has a metal frame and tin roof, and is 45’9” 26’2”.The gardenIt is divided into two flat sections. The first section, around the house, measures approximately 1,450m² (1/4 acre) and is fenced in at the front. This would allow for the septic tank to be brought up to regulations and a terrace to be created with direct access from the house. The other section, just opposite, is almost 4,500m² (over an acre) and is almost entirely fenced. You can keep small animals, create a beautiful vegetable garden, plant trees, have a nice play area for the children... the choice is yours. The second open shed is on the same side. You can park anything you want, from cars to trucks, safe under a roof! Subject to planning permission, due to the village's planning rules, the shed can be closed and used as a real garage. You can do it!Access and AmenitiesThe small rural village of Vicq-sur-Breuilh lies on both sides of the A20 motorway, near the romantic village of Pierre-Buffière, perched on its rocky peak, on the way to Limoges. The village boasts small amenities and a very good restaurant, but Limoges city centre is not far away, about 20 minutes away, and its airport is 30 minutes away. The southern Limoges shopping area is only 15 minutes away. Paris is just over 4 hours by road or 3.5 hours by train from Limoges.
