Full Description

This 3-bedroom stone house from the 1930’s is located on the outskirts of a small village in the south-east of the county of Haute-Vienne, about 30 minutes’ drive from the centre of Limoges. The dynamic village of Chateauneuf-la-Forêt, its pretty swimming lake and all its amenities are less than 10 minutes' drive away. The house, although habitable, will require a general renovation, so do not be surprised by this! Besides its good geographical location allowing easy access to Limoges, the property has several outbuildings, a driveway with private parking, a flat garden, and a small piece of woodland both fenced for a total land area of over ½ acre. In addition to this property, you may also, if you wish, purchase an additional house of approximately 2.400 Sqft of usable space and its land of 1/3 acre located right next door. Visit our website and check out our advert reference 855 - € 69.000,= for more details.          The houseThe main entrance to this house is on the street side via a small raised front garden. You enter the tiled floor dining room (14’4”x10’8”) with exposed ceiling beams and a stone fireplace, in which a wood burner has been installed. In this room is the exposed staircase up to the first floor and the stairwell to the underground cellar. To the left of the dining room, a living room (14’4”x12’9”) raised over the cellar with a very pretty varnished floor in large solid oak planks. A plasterboarded door can be reopened to access the available 430 Sqft extension, currently converted on the same level into an independent apartment. From the dining room a second extension made it possible to create a bathroom (6’5”x5’2”), a separate toilet (6’5”x2’2”) and a kitchen (9’5”x6’1”) with a secondary entrance to the parking area and the garden located to the back of the house. On the 1st floor, a landing leads to two bedrooms (14’7”x8’5” & 14’1”x12’1”), on either side of the staircase. The largest bedroom has a small storage room (~1m²) whose ceiling hatch provides access to the unconvertible attic space above. An extra entrance at the rear of the house in the extension provides access to the currently independent apartment but which can, as explained above, be connected back to the main house via its living room. The apartment is built over a garage /semi-buried cellar (16’4”x15’) allowing secure parking for a normal-sized vehicle. The apartment consists of a single floor living area comprising a corridor (11’6”x3’2”) leading to a simply laid out kitchen on the garden side (8’6”x6’3”), a separate WC (6’3”x2’6”) and a shower/utility room (9’8”x5’4”) and, on the street side, a dining room (15’7”x7’3”) and a bedroom (15’7”x9’6”). Above this area, there is a storage attic with an external access door.          From a technical point of view, the house is connected to the village’s mains drainage system. There are double-glazed windows with roller shutters on the ground floor. Renovation work will need to be carried out on the interior decoration and part of the roof, as well as fitting two new double-glazed windows on the 1st floor, new insulation material in the attic and cellar. Refer to the energy audit carried out to obtain more information on the energy renovation costs of this property. Contact us for more details.          The garden and the outbuildingsWith a total land area of over ½ acre, the garden consists of a private gravelled driveway and parking area to the side and rear of the house, a fenced leisure garden, a large flat vegetable garden with a small piece of woodland, both also fenced and with two separate gates. Apart from the garage under the extension, there is a second secure garage built from wood and clay tiles, which has a wood/tin lean-to. An extra metal clad shed provides even more storage access. Even though those buildings have a simple build, they are present and very useful.Access and amenitiesThe house is located in the village of Linards, about half an hour from Limoges’ centre. Linards has all the essential amenities and is just over 5 minutes from the larger village of Châteauneuf-la-Forêt and all its amenities and swimming lake.
