Plot.
By Cyprus standards, the plot is large, 1,200 sq.m. Mature green hedges around the entire perimeter of the plot. Many ornamental and fruit trees. There is even a clearing with natural grass.
Automatic programmable irrigation system (12 circuits) based on the Nelson EZ Pro controller in a weather-resistant case, the 8300 Series. The circuits operate sequentially in time, since their large length does not allow two circuits to run in parallel.
The plot and the house are located on a hill, which provides a sea view from the first floor of the house.
There are no immediate neighbors on the other side of the green hedge.
The nearest neighboring villa is more than 100 meters away.
House.
The house was built in 2014 by the owner according to his own design. Thanks to this, the interior layout of the house is very successful without the usual "peculiarities" in Cyprus. There is a normal hallway. Guest toilet next to the hallway. This area is well separated from the living room by a corridor with an entrance to the stairs.
Living room - dining room - kitchen of a large area (40 sq.m), very bright due to four windows and two 2-leaf sliding doors, overlooking the pool and the sea.
The house is 4-storey. In the basement there is a utility room with a window.
On the first floor, in addition to the living room, there is a multifunctional room - a library - an office - a bedroom.
The second floor - 3 bedrooms of a fairly large area. Each bedroom has its own bathroom.
All bedrooms have a beautiful view of the sea and an exit to a common balcony - balustrade.
And finally, a habitable roof with a stunning view of the sea and the surrounding area. There is a shaded place to relax. At the exit to the roof there is a small kitchen. True, after the renovation, part of the roof is occupied by panels of its own solar "power plant".
The owner spared no expense during construction. For example, the entire staircase from the basement floor to the exit to the roof is finished with marble. The thickness of the external walls is 300 mm, and not 180 - 200 mm, as is often the case in Cyprus.
The total area of the house is 215 sq.m.
Interior.
The interior of the entire house, except for the library, is done in a light tone. The same color is used to paint all the doors and windows. The library is done in light blue.
The walls are decorated with paintings and drawings.
All the furniture in the house is new, from well-known companies, and selected based on the requirements of the design project. In the library, hallway and all bedrooms, custom-made wardrobes for these rooms are installed.
Electricity.
The house is connected to a 3-phase network with a capacity of 25 kW.
Plus a 10 kW On-Grid solar system.
Almost all electrical fittings (switches and sockets) have been replaced with corresponding European fittings brought from abroad. Relatively few sockets with the Cyprus standard have been left.
All electrical wiring in the kitchen has been re-installed with the installation of a built-in local power panel. I did it myself. I am responsible for the quality.
The main consumer of electricity is the Miele induction hob, connected according to a 3-phase scheme.
Air conditioning.
During the renovation, 7 new Mitsubishi Electric air conditioners were installed in the house. One air conditioner in each living room and 2 on the landings. The air conditioners are connected to a local Wi-Fi network with the possibility of local control or remote control from a smartphone.
Heating.
All living rooms and the basement are equipped with BOSH electric convector heaters. By the way, I think that the set: solar electric panels + convector heaters is the best heating solution in Cyprus in terms of price, quality, simplicity.
Lighting.
All lighting is LED.
LED strips are widely used both in the main lighting and in the backlight.
Developed backlighting system.
Almost all lighting fixtures (lamps, built-in lamps, etc.) were brought to order from abroad.
Kitchen.
The kitchen furniture is custom-made by the German company Nolte.
All kitchen appliances are new from Bosch and Miele. The refrigerator is from Liebherr.
The kitchen countertop is made of stone with a special additional stone sink located along the far edge of the countertop across the entire width of the countertop. This is one of the most modern and convenient ergonomic solutions. The additional sink is multifunctional. Freshly washed cups and glasses can be placed on a special grid above this sink. The sink itself contains handy cleaning products.
The back wall above the countertop in the part free from the window is covered with reverse-painted glass, which prevents dirt from getting on the wall and looks very decorative.
Reverse osmosis filter for drinking water.
Basement room.
The room has a window and is quite large.
The room has a laundry room. The washing machine and dryer are built into custom-made furniture from the German company Nolte.
The room is equipped with forced exhaust ventilation.
A special pump is installed to drain water from the washing machine, dryer and sink into the sewer.
Bathrooms and a guest toilet.
All these rooms have electric cable underfloor heating.
All toilets are suspended from DURAVIT.
All rooms have hygienic showers.
All mirrors in these rooms are heated to prevent condensation.
All plumbing equipment (taps, showers, etc.) are from well-known German companies.
The bathrooms have shower cabins with a stepless entrance.
The doors of the shower cabins open inward. This is very convenient. When you leave the cabin, open the door, take a towel previously hung on the extended outer door handle, and dry yourself standing on the tray, rather than spreading water throughout the room.
Wi-Fi
The house has a continuous Wi-Fi environment. That is, Wi-Fi signal is received equally well in all rooms of the house. For this purpose, 6 Wi-Fi antennas are installed. 1 in the basement, 3 on the 1st floor and 2 on the 2nd floor.
Security system.
A multi-point security system is installed in the house. The system sensors are installed on all windows and doors. Motion sensors are installed in all rooms. The system can be controlled both autonomously and remotely from a smartphone.
