Past and present

Jada Residence was formerly an Apart-Hotel holiday park with villas and bungalows. This Apart-Hotel license gives the owner the right to operate the accommodation for both short and long-term rentals. Of course, permanent residency is also allowed.

To preserve this unique opportunity for permanent tourist rental, we have chosen to incorporate all homes and land into a companya Spanish SL (limited company). This guarantees the continued validity of the rental permit and allows immediate use.

Another important advantage of this setup is that NO transfer tax or VAT applies when purchasing a villa, because the Spanish SL carries out an economic activity (and is not a holding company) and owns 100% of the real estate. Additionally, there are benefits from collective purchasing of internet, insurance, cleaning, and maintenance of pools and gardens. The costs and responsibilities for these are managed through a community.

Community fees

Community fees cover: fire and building insurance for the property, internet, pool and garden maintenance, maintenance of the park\'s fire protection system, and general maintenance.

Purchase process

A buyer of a bungalow or villa in Jada Residence automatically becomes a shareholder of the Spanish SL, giving them the right to ownership and use of the home, including its private garden and pool, as well as the communal areas and facilities.

This offers both the aforementioned benefits and legal security. The buyer purchases a notarized share in the Residence, which includes 100% of the property: a villa with a private pool and a clearly defined plot.

Financing

Jada Residence also offers the possibility to finance part of the purchase.

For the 3-bedroom villas, with a down payment of €250,000, financing is available for the remaining €219,000 (€469,000 - €250,000).

For the 2-bedroom bungalows, a down payment of €210,000 is required, with financing available for the remaining €189,000 (€399,000 - €210,000).
