The area of France known as the Franche Comte, and in particular the Haute Saone, is situated in the eastern part of France. The quiet village of Tincey et Pontrebeau is situated amongst fields and hills, lakes, woods and rivers. The small river of the Gourgeonne runs through Tincey, about two minutes walk from the house.

The front door opens to the left - a barn conversion and right, to the kitchen, dining room, etc. Ahead are stairs leading to the first floor.

The kitchen (5.70m x 3.20m) has modern worktops and cupboards with fitted oven. The kitchen has a radiator and wood burner. There is a larder under the stairs. To the right is a small extension accommodating a sink, hot water boiler, room for washing m/c, dryer, dishwasher, etc and downstairs toilet.

The dining room (3.80m x 4m) can be heated by wood burner or radiator. It had old Mantoche tiling to the floor. The piano room/library (3.20m x 4.20m) follows on from the dining room.

The living room (13.5m x 4.20m)to the left of the house is a barn conversion and has underfloor central heating and a tiled floor. The stone walls are partly exposed and has a superb chandelier hanging from the high ceiling beams. There are large glass doors and side windows at the front.

At the end of this is a large room (5.80m x 4.30m) originally used for craft work but it would make a superb office or den, having also underfloor heating.

From the sitting room are doors to the cellar and boiler house and wood store. Circular stairs lead to the mezzanine area (11.10m x 4.50m), leading to an office/storage room (7.10m x 4.90m) which could be converted to an ensuite bedroom. Next to it is Bedroom 3 (6.30m x 4.50m), usually kept for guests as it's large enough for a cottage suite next to the bedroom furniture. The mezzanine is large enough to take a full-sized snooker table and is an ideal games space.

The stairs from the front door lead to Bedroom 1 (5.70m x 3.20m), with double aspect windows, small fitted wardrobe and door to ensuite bathroom (5.50m x 3.20m) with double basin, toilet, shower, corner bath, plus a small walk-in wardrobe.

Outside, to the front of the house is a triangular piece of land, large enough to park several cars. At the side of the house is a pebbled area with planting, under which is the fosse septique and the door to the atelier. Originally used for housing cattle over winter, to the front is a large concreted area under which is water storage. Originally used as slurry, it takes rainwater and can be pumped up to a tap located at ground floor level for watering the garden to the rear.

The rear garden is 111.5mL x 17.5m at its widest, and 8.80m x 10.30m L minimum. It houses a pergola, fruit and ornamental trees and a centre flower bed.

On Rue des Jardins, reached by steps from the front of the house, there is an apartment. It is attached to the house but reached by its own front door. It has a kitchen (5.60m x 3.20m), living room (5.10m x 3.70m) and upstairs a bedroom (5.10m x 3.70m). At present it is derelict, but has the potential to be converted to a granny flat, gite, etc.

Except for the Mezzanine and office space, the house has been renovated and rewired. Heating is from a big wood burner in the boiler house, which is the usual way of heating a property. There is no gas supply in the village. WiFi is excellent. There are plenty of places for walking, fishing and an active committee which organises various events, e.g. annual vide grenier etc.

The village of Lavoncourt (1.5km) has a school, shops, hairdresser, etc and for anyone interested in microlyte flying or light aircraft, there is a small airfield about a mile away from the house!
