GENERAL INFORMATION ON OUR MEDITERRANEAN LIVING VILLAS
These villas are offered off-plan and will be individually built for you, tailored to your lifestyle and preferences. Each design is inspired by the Mediterranean way of life.
The estimated construction price shown refers solely to the villa build. It does not include the plot, fencing, kitchen, taxes, registration, or notary fees.
With construction prices starting from just 135,000€, our Mediterranean Living Villas are modern, high-quality custom homes where space and light play an essential role. They feature clean, elegant lines and are designed to integrate the pool and terraces into the home, creating the perfect setting for Mediterranean living.
Designs can be adapted to your personal taste, or we can create a completely bespoke villa for you. Once your design is defined, we will provide a precise construction cost. Prices shown are indicative, based on the sample design.
Every villa includes a private 6m x 3m saltwater pool and a Mediterranean-style garden planted with almond, olive, orange, and lemon trees, creating a true Mediterranean lifestyle.

Estimated Additional Costs
- 21% VAT on the purchase of the plot
- 21% VAT on architect fees
- 21% VAT on management fees
- 10% VAT on materials and labour
- 1.5% tax on new construction
- Notary fees: approx. 900€

The Sales Process:
- The sales process is clearly divided into two stages:
1. Acquisition of the Plot
- Initial reservation: 3,000€
- 10% with the signing of the full reservation contract
- Remaining balance upon signing of the deed
2. Payment Schedule for Construction
- 10% of the construction cost upon signing the construction contract
- Payments for the project, architect, and building licenses
- Remaining payments made upon certification of completed works
- Final payment upon completion
- Payment for first occupancy certificate
- Declaration of new construction deeds and registration
Protection of Your Investment
You own the plot from the beginning and only pay for completed works certified by the architect. This ensures your investment is always protected.
Video Reports:
You will receive frequent video updates on construction progress, along with real-time virtual visits when required.
Our Role:
We are not the builders or the promoters; we are the Project Managers. With over 30 years of experience, we manage every aspect of your project, coordinating builders, architects, permits, and all other details on your behalf.
Your Role:
As the future owner, you are effectively the promoter: you purchase the plot and commission the construction of your villa.
