Full Description

A jewel of a classical villa set on one of the most beautiful hills of Sanremo, above the golf course of the olive trees - the greenest valley of Sanremo. Set within 1.5ha of beautiful botanical gardens with breaktaking views to the coast. The property has been run as a successful holiday retreat, but would equally make a magnificent private home.

On two 2 levels, the villa has been sensitively divided into 4 apartments, each with an independent entrance reached by an external staircase. Possibility of building a swimming pool. There is also a garage.

Accommodation comprises:

Ground floor, flat 1; kitchen, living room, 2 bedrooms, 2 bathrooms, storage room
Ground floor, flat 2; kitchen, living room, practice room / study or bedroom, bathroom
First floor, flat 1; kitchen, living room, 2 bedrooms, bathroom
First floor, flat 2; open kitchen-living room, 1 bedroom, storage room, bathroom

In 1971, the house was bought by a Swiss painter who restored the then-abandoned house and realised his vision of a 20th century villa with fine materials and works of art. The garden (1.5ha) served as inspiration for his paintings. Various artists have spent time in the villa to realise their artistic works of sculpture, literature or music.

On several terraced levels are botanical rarities, sought after and accessible from every flat. Beneath the house in atmospheric half-shade with tropical plants is a small lake with goldfish. In the upper part there are succulents and authentic Mediterranean shrubs with rosemary, lentisk, rue and thyme etc.

The villa has a large first floor balcony, a veranda running around the house, a pergola, various summer-houses and terraces, offering many places from which to enjoy the breathtaking views.

The house is furnished (available on request) in antique style with great taste and attention to detail. Perfect as a first home or to continue the activity of a holiday business.

Several eco-sensitive upgrades were carried out in 2024, including solar panels for sanitary water, a methane connection with a new boiler, a new sewage system that self-purifies so that the water can be used for irrigation by means of drippers. There is also rainwater collection that accumulates in one of the two 10,000-litre cisterns. Installations certified in 2023/24. The roof was redone in the 1990s.

Situated in the hills above Sanremo, there is an “Alimentari” just a few steps from the villa, offering freshly wood-baked bread and vegetables. A picturesque trail leads hikers through a park and to the beautiful labyrinth of the “Pigna” - the old town - down to “Piazza Eroi Sanremesi” and the covered market. Have a cut of “Sardenaira“ at “Tavernetta” - one of the best places to taste it. This typical Sanremese Focaccia is topped with tomato sauce, garlic, Taggiasca olives, anchovies and oregano. The sea breeze draws everyone to the harbour, where early in the morning, fishermen offer fresh fish from the day’s catch right at the pier.

The golf course is only a five-minute’s drive from the villa and stretches across several terraces covered with ancient olive groves and a lake. It was established in 1931 upon request by Sanremo’s local authorities to support tourism. The 18-hole hilly terrain is often described as offering a sporty challenge that requires strength and precision. But even beginners will enjoy a game. The breath-taking view over the hills is in itself reason enough to stop by the English bar for an afternoon tea.

The area is popular for cycling, mountain biking, hiking, and horse riding, with a plethora of wonderful routes to enjoy. Passionate road cyclists can follow famous routes, like the Milano-Sanremo. Or you might want to enjoy a horse ride through the shady chestnut and oak forests, or explore the valleys on foot, following ancient mule trails though the foothills of the mountains.

East of Sanremo is the Argentina valley, whose steep hills are covered with olive groves that produce the aromatic “Taggiasca” olives. Badalucco and Taggia, small medieval towns, are renowned for their premium olives. The authentic landscape is represented in the local cuisine, rich with vegetables, fish and wild boar. The so-called “Cucina Povera” only consists of locally grown products. To the West, the picturesque old town of Bordighera is enchanting, and its clean waters offer a perfect swim in the sea. More swimming areas with sandy beaches are available in Ospedaletti and Sanremo itself. In the hinterland of the Val Nervia, the so called “Laghetti” (small lakes) are turquoise little swimming pools deep in the forest. Ventimiglia borders France and that's where the famous “Hanbury Gardens” are located. They are home to a spectacular collection of exotic plants that thrive in the extraordinary microclimate of this region.
