Surroundings
It is about 5 minutes by car from the center of Villabate to the property. Villabate itself is a typical suburb of southern Italy before a metropolis and is not particularly beautiful - but from here you are quickly in Palermo, in Cefalu and also not far from the highway to Agrigento. The nearest beaches in Aspra are around 15 minutes away and property prices here are still affordable. Palermo is not far from here and this city has developed very positively in recent years. It has the largest old town in Europe and an extensive cultural offer as well as an international airport.
The house
Where this house is located, however, is a very nice place. On the southern edge below the foothills, you turn off a well-developed local road onto a private road that is opened by an automatic gate. You then drive very idyllically through lemon and tangerine groves to the house. There is parking space for 2-3 vehicles in front of the house. The property is located on the northern side of this road, which is perhaps still used by a neighbor who lives directly next to this house about 50 m away. You cannot see him from the house and he cannot see the occupants of the house on the terrace 100 m away.
An important feature of this house is that it is on two levels, which are only connected by an external staircase. On the upper floor there is an eat-in kitchen with a fireplace and a built-in kitchen. There is also an anteroom to a bathroom and the bathroom itself with a shower. The best thing about this floor is certainly the huge terrace, which is certainly 40 m² in size. From here you have a fantastic 180° view of the Mediterranean Sea and the lemon groves in front of it and of course the village of Villabate. The position of the house is very quiet and is about 130 m above sea level.
A comfortable external staircase leads to the basement, which is entered through a metal door. You enter a hallway with a bathroom with bidet, washbasin and toilet and two bedrooms, each with a double bed. The hallway is relatively large and an internal staircase to the upper floor could indeed be created here. Outside, there is a covered terrace in front of the bedroom, which has not yet been fully restored.
Theoretically, they could also be glazed, but then the bedrooms would no longer have external windows. On the west side of the house there is a high wall with a window, where an extension should certainly be built at some point, but there is no permission for this and there never will be. I would remove part of the wall to create a terrace where you could also install a Jacuzzi.
The house has a regular residential license, which is a document that practically no house here in the country has, but which guarantees compliance with the standards and all the technical attributes of the house. At the moment there is only one connection to a water pipe, which is for watering the plants; this is not drinking water, but only water for the plants. Therefore, the current owner has installed 2 water cisterns in front of the house for a total of 13,000, which are filled by a local delivery service by truck for around 80€.
The house is in good, lived-in condition and would even be sold furnished. In any case, you could move straight in here, and the owners have not yet disconnected the electricity, which is a great advantage when you move in.
